About Dakotalandcommunityinsurance
We Start at the Sink Base, Not the Slab Yard
Dakotalandcommunityinsurance is a countertop shop in Riverside, working out of Victoria Ave in the 92508 ZIP. Most of our kitchens are replacements rather than new builds, which means most of them begin with somebody’s tile counter coming out.
That has shaped how we run a job. Plenty of shops start with the fun part, a slab yard visit and a colour decision, then handle the demolition as an afterthought on the morning of the install. We do it the other way round. The first thing we want to see is the underside of your existing deck through the open sink base, because that is where the surprises live and where a quote either holds or falls apart.
Why the Old Deck Matters So Much
A tile countertop hides a structural layer. Under the tile and its bed sits a sheet good, usually three quarter inch plywood on anything decent and particleboard on the cheaper builds, screwed down to the cabinet rails. Grout is porous by nature and the caulk line around a drop in sink has a service life measured in years, not decades. Water finds the raw cut edge of that sheet at the sink opening and stays there.
Stone does not forgive a soft deck. A slab needs continuous, level, dry bearing, and setting one on a delaminated plywood edge is how you get a seam that opens six months later. So we look first, we say what we expect to find, and we price the countertop and the possible deck work as two separate numbers on the same page.
The Way We Quote
You get the tear out figure, the slab figure, and a stated range for deck repair with the condition attached: this only applies if what we open up is actually wet. If the deck is sound, that line comes off the invoice. We would rather write a range we can defend than a single tidy number that has to be renegotiated on day two with your kitchen already in pieces.
We are equally willing to talk you out of spending. If your cabinets are past saving, new stone on top of them is money going the wrong way. If you have a small L shaped run, a slab yard remnant may cover it for a fraction of a full slab and we will go and look for one. And if the tile you have is sound and you simply dislike the colour, we will tell you that too.
